Mosman is known for its under-stated glamour and exclusive real estate and is a suburb where Sydneysiders of all ages and backgrounds come in search of the good life. Its cosmopolitan village, clean streets, easy harbour access and convenient commute to the CBD make it one of the city’s most sought after suburbs on all counts.
The area includes some stunning local gems including Taronga Park Zoo, Balmoral Beach and Bathers’ Pavilion, Chinamans Beach, Beauty Point, The Spit, Georges Heights, and Clifton Gardens, all offering awe-inspiring views of Sydney Harbour from Middle Head to the city centre.
Water sports are king here. Swimming and boating fans are spoiled for choice with calm, clean beaches and a heated indoor swimming pool, along with a range of clubs and amenities for sailing, rowing and kayaking.
Mosman is also the jewel in the crown of the Lower North Shore’s foodie scene – there’s a deli, cafe, patisserie and upmarket restaurant at every turn. From supermarkets to farmers’ markets and everywhere in between, you’ll never be pressed to find that elusive ingredient for your cook-at-home feast. And eating out offers a true wealth of choices, from humble bistros to chefs-hatted restaurants.
Fashion and homewares stores – from small independent boutiques to big brands – are dotted all the way along Military Road and Spit Junction.
In Mosman you’ll find a huge range of potential rental properties including expansive Victorian mansions with manicured lawns and harbour views, beautifully preserved Federation-era houses, architect-designed townhouses, older style art deco apartments and modern unit blocks.
The streets are clean and many of them have a hilly aspect. Being surrounded by the harbour on three sides, water views are plentiful, even from some of Mosman’s more modestly priced properties.
Current average rents in Mosman are $1,500 pw for a three-bedroom house and $750 pw for a two-bedroom unit.
Spit and Military Roads are the major thoroughfares running through Mosman and leading to the CBD. These roads can become traffic-clogged at peak travel times, especially on the approaches to the Harbour Bridge and Tunnel.
Buses to the city and surrounding areas depart from around Mosman, including a Taronga Zoo to City QVB loop service. There have been efforts on the part of Sydney Buses to deliver more frequent and reliable services.
An alternative route to the city is via ferry from Mosman Bay Wharf on Avenue Road to Circular Quay.
Mosman is highly sought after by executives, young families and retirees who are attracted to its secluded, exclusive lifestyle and access to the harbour, CBD and top schools.
The suburb is in the public schools catchment area for Mosman, Middle Harbour and Beauty Point Public Schools and Mosman High School. Independent schools include Sacred Heart Catholic Primary School, Mosman Church of England Preparatory School and Queenwood.
